Fall is the best time to start preparing your rental property for winter. Winterizing your rental property saves it from unforeseen weather related damages. Let’s take a look at some tips that will help protect your property in winter and keep your tenants happy and comfortable.
1. Cut Falling Branches
This is very important as high speed winter winds can cause weak tree branches to snap and fall down on the property premises. Cutting down hanging branches before winter sets in keeps the property and tenants safe.
2. Roof Inspection
Clear up leftovers of autumn leaves before the onset of winters. Failing to do so will clog the drains and cause water logging on roof which will consequently damage it. Look out for faulty shingles and get them repaired or replaced.
3. Door And Window Inspection
Ensure that the doors and windows are securely attached to their frames. Any gaps, loose caulking, or worn out weather stripping will cause the heat to escape and increase heating bills. Get cracked or broken glasses replaced by an expert.
4. A/C And Heating Systems
To eep you’re A/C in prime condition and ready for the next season, get it cleaned and covered before winter. 5. A Snow Removal Plan
Formulate a snow removal plan before the first snow. Decide whether you want to do it yourself, get the tenants to do it or engage the services of a professional. Make sure that essential supplies such as salt, shovels and snow blowers are easily accessible.
6. Safety Alarms
Inspect the fire and carbon monoxide alarms or request the tenants to do it, if it is a part of the lease agreement. Replace the batteries of devices if needed. Since all the doors and windows are kept tightly shut in winter, the carbon monoxide detectors should function properly in case of any leakage. If you have installed a burglary alarm to protect your tenants on dark winter nights, ensure they are working.
7. Chimney Inspection
For rental properties with chimneys and fireplaces, get them inspected and cleaned by a professional before their first use in winter season. A clean, debris-free chimney is safe for health of tenants and also keeps unexpected fires at bay.
